Ductless Mini Splits: Why Annual Maintenance Is Critical To Ensuring Peak PerformanceIn central Arizona, many homeowners are choosing ductless mini splits as the best choice for cooling and heating room additions and retrofits. To get the most out of your system, or if you’re considering purchasing a ductless mini split, remember that annual maintenance is important for optimal home comfort and maximum energy efficiency.

Ductless mini splits are split-system heat pumps, which accounts for their excellent efficiency. Their compact design make them suitable for almost any location, and their unobtrusive installation is a breath of fresh air compared to renovating space for extending ducts.

Ductless mini splits have similar maintenance needs as heat pumps, and they also require maintenance specific to their design. These are some of the annual maintenance checks a heating and cooling technician performs:

  • Filtration: Check the air filters, and clean or replace as necessary. This is a step you may do yourself every few months, depending on the season and how often you use your system.
  • Evaporator: Each indoor unit contains an evaporator, which is where heat exchange occurs. The evaporator must be kept clean of debris. It may be vacuumed with a soft brush, and wiped with a cloth.
  • Condenser: The condenser is the outdoor heat exchanger. Your technician will inspect components, clean the condenser and blower fins, check insulation on refrigerant lines, and check for oil and refrigerant leaks.
  • Compressor: The compressor needs to be cleaned to prevent overheating. You may do this step a few times each season by washing it with a water hose. Just make sure that you disconnect all power to the system at the circuit box before attempting to wash the compressor (and before checking the air filters). The outdoor unit must dry before turning on the power.
  • Drainage: The drain pan should be dry. If there is moisture accumulation, the technician will inspect the system to locate the problem. When ductless mini splits are not well maintained, moisture becomes a problem in the form of clogged drainage and evaporator freeze-up.
